This twenty (20+) acre site abuts an existing golf course and has frontage on busy State Route 6 in Farmington, Connecticut. LRC was requested to locate an age restricted complex on the rear portion of the parcel and a retail development along the Route 6 frontage.
Unfortunately, off-site traffic conditions and the improvements required to appease state officials deemed this cost prohibitive for this project by the client. Additionally, the influx of age restricted developments in the immediate area saturated the market diminishing the anticipated sales. The site could not be self-supporting through retail alone as the shape of the parcel prohibited a retail development large enough to insure the site’s success. Thankfully, through LRC’s masterful design, the client was able to accurately assess the economic viability of the site and plan wisely in its potential development.
